Under Balearic regulations, all habitation certificates have a validity of 10 years. Once that period has passed, the document is no longer valid and a new certificate must be obtained before selling, renting or connecting utilities.
When you need to: sell the property, sign a long-term rental agreement, apply for a tourist rental licence (ETV), connect utilities, or register your address.
Renewal applies when there is a prior certificate (even expired). Cédula por carencia applies when the property has never had a certificate. If in doubt, contact us and we'll advise you.

If you have the previous certificate (expired), it speeds up the process. But even without it there are solutions — the Consell archive often has a record.
