What is a cédula de habitabilidad (habitation certificate)? +
It is the official document issued by the Consell Insular de Mallorca certifying that a property meets the minimum habitability requirements. Without it you cannot connect utilities (water, electricity, gas), complete a sale or rental, obtain a tourist rental licence or register at the address.
When does it expire? +
They expire every 10 years. If yours has expired, we can renew it. If you don't have one, contact us — there are options even without the original certificate.
I don't have the old certificate. What do I do? +
We can process it using an old electricity or water bill (if the property pre-dates 1987). For properties built after 1987, a completion certificate or utility bill up to the year 2000 is needed.
Tip: Have the title deeds or land registry extract to hand — this speeds up the process considerably.
How much does it cost? Are fees included? +
