Complete guide to obtaining the habitation certificate in Mallorca in 2026

Whether you're buying a property, selling one, renting, or applying for a tourist licence, the habitation certificate (cédula de habitabilidad) is a document you will need. This complete guide for 2026 covers everything: types of certificate, what documents you need, how the process works in 5 steps, how long it takes and what it costs.

Step 1: determine which type of certificate you need

There are three types of habitation certificate in Mallorca:

  • Certificate renewal — if the property previously had a certificate (even expired). Most common type. From €189+VAT.
  • Cédula por carencia — if the property has never had a certificate (must pre-date 1987). From €299+VAT.
  • First occupation certificate — for new builds and full renovations. Price by project.

Step 2: gather your documentation

The exact documents depend on which type applies, but the most universally useful are:

  • Title deeds or land registry extract (nota simple) — always useful
  • Prior habitation certificate if you have it
  • Access to the property for the technical inspection

Step 3: technical inspection

A qualified technical architect visits the property and checks it meets the minimum habitability requirements under Decree 145/1997:

  • Minimum floor areas per occupant
  • Minimum ceiling heights (2.50m habitable areas; 2.20m bathrooms/kitchens)
  • Natural ventilation and light
  • Functioning water and electricity
  • Wastewater drainage

The inspection takes approximately 30 minutes. You do not need to be present — just provide access.

Step 4: technical certificate preparation

The architect prepares and signs the technical habitability certificate. This is the document that goes to the Consell Insular de Mallorca along with the supporting documentation and payment of administrative fees.

Step 5: submission and resolution
