What's included in the price?
When we quote a fixed price, it includes everything needed to deliver the final official certificate to you:
- On-site technical inspection of the property (~30 minutes)
- Preparation of the signed technical habitability certificate
- Management of the application with the Consell Insular de Mallorca
- Payment of the Consell Insular de Mallorca administrative fees
- Follow-up until resolution
- Digital delivery of the official certificate
The administrative fees (tasas) of the Consell Insular de Mallorca are included in the quoted price. There is no separate invoice for these at the end.
Certificate renewal — from €189+VAT
The standard renewal is the most common type and the most affordable. It applies when the property previously had a habitation certificate (even if expired). The process is relatively straightforward: technical inspection, certificate and submission. The result is a new certificate valid for 10 years.
Cédula por carencia — from €299+VAT
The cédula por carencia applies when a property has never had a habitation certificate. It's a more complex process because alternative documentation must be gathered to prove the property's age and historical residential use. The price is higher because of the additional work involved: archive research, council certificates, additional documentation.
First occupation certificate — price by project
The first occupation certificate is for new builds and full renovations. Its price depends on the scope of the project: the number of units, the documentation available and the complexity of the inspection. Contact us and we'll provide a fixed quote tailored to your project.
What factors affect the price?

What is the cheapest way to get the certificate?
The most cost-effective approach is to combine the habitation certificate with the energy performance certificate in a single visit. Both inspections are carried out at the same time, saving you the cost of a second visit and reducing the total price compared to ordering them separately.
