10-year validity: the Balearic rule
Decree 145/1997, which governs habitation certificates in the Balearic Islands, establishes a 10-year validity period for all certificate types. The countdown starts from the date the Consell Insular de Mallorca issues the official resolution. The expiry date is exactly 10 years after the issue date — day for day.
How to calculate your expiry date
Look at the date of issue on your habitation certificate. Add exactly 10 years. That is your expiry date. If your certificate was issued on 15 March 2018, it expires on 15 March 2028.

What happens if the certificate expires?
An expired certificate is no longer legally valid. You cannot use it for:
- Completing a property sale before a notary
- Signing a rental agreement
- Applying for or renewing a tourist rental (ETV) licence
- Connecting utilities (electricity, water, gas)
- Registering your address (empadronamiento)
There is no grace period and no penalty for the delay itself — but you simply cannot use the expired certificate for any of the above until it is renewed.
When should you renew?
The best approach is to start the renewal process before the certificate expires — ideally 8 to 10 weeks before any transaction that requires it. The Consell Insular de Mallorca takes 2 to 6 weeks to issue the certificate, and our part takes up to a week. Plan ahead to avoid delays.
If your certificate has already expired, don't worry — you can still renew it. There is no time limit on how long after expiry you can apply for a renewal.
