Situation: A British buyer was purchasing a flat in Santa Catalina, Palma. The seller's certificate had expired 3 years earlier. The notary appointment was in 3 weeks.
What we did: We confirmed the prior certificate in the Consell archive within 24 hours, scheduled the inspection for Day 3, submitted to the Consell on Day 5. The Consell issued the certificate in 13 days — within the window needed for the notary appointment.

Case 2: Rural finca in Pollença — carencia with no documents
Situation: The owner of a 1960s rural finca in Pollença had inherited it from their grandparents. No certificate existed, no old utility bills, and the only document was a 40-year-old deed of inheritance.
What we did: We checked the Consell archive (no prior certificate), obtained a cadastral report confirming pre-1987 construction, requested an urban planning certificate from Pollença council, and combined these with the old deed. The documentation package was strong enough to support the carencia application.
