Applying for a habitation certificate in Mallorca: 7 tips to speed up the process

Whether you're renewing an expired certificate before a sale or applying for the first time after a renovation, timing matters. This article shares the 7 most practical tips we've gathered in 10 years of processing habitation certificates across Mallorca — to help you avoid delays and minimise the total time from first contact to certificate in hand.

Tip 1: start earlier than you think you need to

The most common mistake is leaving the habitation certificate to the last moment. Even in a simple renewal, our part takes up to a week and the Consell Insular de Mallorca takes 2 to 6 weeks. Add these together and the minimum realistic timeline is 3 weeks; in busy periods, 7 weeks is common. If you have a sale, rental or licence application coming up, start the process at least 8 weeks in advance.

Tip 2: have the title deeds or land registry extract ready

The single most useful document to have to hand is the title deeds or a recent land registry extract (nota simple). It contains the information we need to assess your case, confirm the property details and prepare the application. Having it available from day one eliminates a round of information gathering.

Tip 3: provide access to the property as soon as possible

The technical inspection is on your schedule, not ours. To book it quickly, we need access to the property confirmed. You don't need to be there — a neighbour, family member or caretaker can open up. But confirm the access arrangement as soon as you start the process.

Tip 4: if you also need an energy certificate, request both together

If you need the energy performance certificate as well (mandatory for sales and rentals), request both at the same time. We carry out both inspections in a single visit, saving you a separate appointment and reducing the total time by several days.

Tip 5: be honest about the property's condition

If there are known issues — very low ceiling heights in some rooms, a bathroom with no window, an unusual layout — tell us upfront. This allows us to assess whether those elements will affect the certificate and what options exist, before we schedule the inspection. Surprises on the day of the visit cost time.

Tip 6: for carencia, gather documents before contacting us

If you suspect the property has never had a certificate (carencia), start gathering whatever documents you can find before you contact us: old utility bills, any historical title deeds, anything showing the property was used residentially. The more you have when we start, the faster the process.
